CENTRAL COAST, CALIFORNIA · A PRACTICAL GUIDE

Potential is not a permit.

An ADU can be part of a property conversation. Start by separating what already exists from what you hope to create.

Understand what you are looking at.

An accessory dwelling unit, or ADU, is additional housing associated with a property. It may be described as a backyard cottage or an in-law unit. A room, converted garage or separate entrance does not by itself establish that a space is a permitted ADU. Ask for the records.

↗

Start with the parcel.

Identify the planning authority for the actual parcel, then review the existing permits and current requirements. California HCD provides statewide ADU resources. Local authorities and utility providers help answer site-specific questions. Lot size alone is not a reliable approval or cost estimate.

↔

Give the proposed project its own budget.

Investigate design, approvals, utility work, construction and contingencies before counting on additional rent. Discuss the real estate opportunity with Eddie and have qualified professionals evaluate feasibility and pricing. His investment experience does not replace planning approval, a contractor’s bid or legal advice.

A QUESTION YOU MAY HAVE

Can I assume an ADU will generate income immediately?

No. Verify the existing unit or proposed project, applicable requirements, readiness and realistic operating costs before relying on income.
