Test rooms with real tasks.
Bring basic furniture measurements and list the activities each room needs to support. Check door swings, circulation, storage and where a desk could go without blocking daily movement. A large room count can still leave important routines without a comfortable place.
Ask what the advertised area includes.
Identify garages, enclosed patios or additions that appear to be used as living space. Ask for the records that explain those areas. Eddie’s renovation perspective can help you identify questions, but measured area and permit status need their own supporting information.
Apply it to your Central Coast search.
For an Orcutt home with a converted garage or an Atascadero home with an addition, compare the existing floor plan with available records before assigning value to the extra space. Follow the relevant city or county process for questions about future changes.
A QUESTION YOU MAY HAVE
Should I compare homes only by price per square foot?
Use it as one reference, then compare condition, usable layout and how the area was documented. A single ratio cannot describe the full home.
