Usable space matters.

A larger lot and a useful lot are not always the same thing. During a property search, look at access, layout, existing improvements and the work needed to use the space as intended. Write down the features you need now and the ideas that depend on later investigation.

↗

Confirm service before planning more space.

San Luis Obispo County publishes Nipomo planning documents. Separately, Nipomo Community Services District provides a service-boundary map and water and sewer application information. Match the parcel to its actual providers; a Nipomo address alone does not confirm NCSD service. Ask about existing connections and the service review needed for your proposed project before commissioning a design.

↔

Treat future income as a question.

If an ADU or rental conversion is part of your plan, separate the current property from the proposed project. Verify feasibility and costs before adding projected rent to the purchase decision. Eddie can help you discuss the real estate opportunity without presenting an unapproved project as a finished asset.

A QUESTION YOU MAY HAVE

Does every Nipomo property receive NCSD service?

Do not assume so. Check the district boundary map and confirm the actual providers for the parcel.
